We handle the full range of tap faults across Wavell Heights, from a tired washer in a laundry tub to a seized cartridge in a bench mixer. If the whole fitting is past saving, our tap replacement page covers choosing and fitting a new one.

Washer Taps and Ceramic Disc Mixers Compared

A washer tap seals with a rubber washer pressing onto a metal seat, while a mixer closes on a ceramic disc cartridge. Knowing which one sits on your bench tells you what the repair involves.

  1. Washer taps

Two handles, one for hot and one for cold, each turning several full rotations. A spindle pushes a washer down onto its seat to block the flow, and the jumper valve is the small part at the foot of that spindle carrying the washer.

  2. Mixer taps

One lever, usually a quarter turn, blending hot and cold through a body that houses the cartridge. When that cartridge wears, the whole unit comes out and a matching one goes in, because sizes and fittings differ between makes.

Older post-war houses here often carry both types: pillar taps at the laundry tub and mixers at the kitchen bench. We repair either kind, and the wider tap and toilet work we do in these rooms sits on its own page.

Where the Leak Shows and What It Means

Where the water shows up tells you which part has failed. A drip from the spout with the tap fully closed means the sealing component is gone: the washer or seat on a two-handle tap, the cartridge on a mixer.

Leaks elsewhere point to different parts:

  1. Around the handle while the tap runs

a worn O-ring or spindle seal letting water climb the spindle.

  2. At the base or under the bench

worn O-rings, a connection that has worked loose, or a body cracked through corrosion.

  3. Still dripping after new parts went in

the seat itself is damaged, or the fitting is finished and needs replacing.

Before any of this is touched, the water needs shutting off at the fixture. Many mixers sit on small isolation valves under the bench. Where no isolation valve exists, the main stop tap out at the meter does the job, turned clockwise.

Check first that nothing like the hot water system depends on that supply being live. Garden and hose taps have their own page covering outdoor tap repairs.

Tap Washers, Cartridges and the Licence Line

Queensland draws the line at the washer. The QBCC lists a tap's jumper valve or washer as unregulated work, so a home owner with the right knowledge and skill may renew one without a licence. The finished job still has to meet the standards, though.

Everything past that point is licensed territory:

  • Replacing a whole tap is licensed work; the QBCC guide names it as a job outside the short list an owner may do.
  • Other tap repairs count as minor work, carried out by a licensee with neither a permit nor a Form 4.
  • Cartridges, spindles and seat repairs sit on the licensed side, not the owner's side.

Renters get a defined path. Report the dripping tap to the owner or manager as soon as you notice it. A repair the Act does not list as an emergency counts as routine and must be handled within a reasonable time.

If nothing happens, a Notice to remedy breach (Form 11) gives the manager at least seven days to act. The same rules cover a running cistern, and our toilet repairs page sets out that side of the bathroom.

What Affects the Cost of a Tap Repair

The price turns on the tap itself, the part it needs, and what we find once it is apart. Seat damage, a body corroded through, or a drip that survives new washers all change the job from a part swap into something bigger.

Access matters too. A mixer with its own isolation valves under the bench is quicker to work on than a garden tap fed straight off the mains, where the whole supply has to come off first. How many taps we do in one visit also shapes the figure.

You receive the full price in writing before anyone picks up a spanner.

Post-War Houses and Their Original Taps

Houses near Shaw Park and the streets running down toward it are largely post-war builds, and plenty still run the brass pillar taps they were fitted with. Decades of Brisbane water and daily use leave washers hard, seats scored and spindles tired, so a drip at the laundry tub often hides a second fault waiting at the hand basin.

The suburb keeps renewing as well. Area-level figures show 7.5 per cent population growth over the five years to 2025 and 247 dwellings approved across the same stretch, so new mixers now sit beside fifty-year-old taps in the same kitchens. That mix of old and new fittings is standard work on our run, and both get the same fixed quote up front.

Tap Repair Questions From Wavell Heights

Call (07) 3524 7163

Why is my tap still dripping when I turn it off?

The part that seals the water has worn out or the surface it presses on is damaged. On a two-handle tap that means the washer or the seat it closes onto; on a mixer it means the cartridge. A licensed plumber replaces the worn part and checks the seat while the tap is apart.

Why does my mixer tap feel stiff to turn?

Grit or wear inside the cartridge or the spindle is the usual cause. The fix is a whole new cartridge, matched to your tap's make and model, because fittings differ between brands. We identify the correct part and fit it in one visit.

Can I change a tap washer myself in Wavell Heights?

Yes, Queensland allows a home owner to renew a tap's jumper valve or washer without a licence, provided the job still meets the plumbing standards. Every other tap repair, including fitting a new tap, is work for a licensed plumber.

How many litres can a dripping tap waste in Wavell Heights?

A slow drip can waste thousands of litres over months, and that water lands on your Urban Utilities bill. A concealed leak adjustment will not cover it either, so the repair pays for itself before long.

Will turning the tap off harder stop the drip?

No, forcing the handle down grinds the washer into its seat and wears both out sooner. The worn part needs replacing, and extra pressure just brings that day forward.
